Key Risks

Investments carry risk. In general, you should only invest in financial products that you are familiar with and understand the risks associated with them. The investment risk described here is not exhaustive, you should carefully consider your investment experience, financial situation, investment objective, risk tolerance level and if you have one, consult your independent financial adviser as to the suitability of your situation prior to making any investment.

Many of our investments are only available to investors qualified as HNW or Sophisticated, which is in place to ensure that the risks involved are clearly understood. Many of our developers do not accept investment capital from investors outside of this particular group of investors.

Your personal decision to invest

Your Street, nor any of its partnered developers provide financial, investment or tax advice to investors. It is your responsibility to decide whether to make a specific investment or not, including carrying out relevant background research. Additionally, Your Street does not take any responsibility for the consequences of your investment decision. If you do not understand anything regarding this investment, you should seek independent financial advice from someone authorised under the Financial Services and Markets Act 2000. We recommend that you take tax advice on any investments that you make.

Your capital is at risk

Investments promoted by Your Street put investors’ capital at risk. Investing in property carries additional risk when compared to savings accounts. The value of the investments may decline and investors may lose all or part of their investment.

Returns not guaranteed

Payment of interest is dependent on the success of the business model of the company that is issuing the investment.  Therefore, the returns are not guaranteed and you may not get back the full amount invested.

No FSCS Protection

Any losses incurred by the failure of an investment offered by Your Street or its partnered developers will not be protected by the Financial Services Compensation Scheme (‘FSCS’). If the Issuer ceases to exist or goes into liquidation you would not be able to raise a complaint through the FSCS.

Lack of liquidity

Property investments are not readily realisable, which means that they may be difficult to sell and you may not get back the amount of money invested. Your capital is at risk and returns are not guaranteed. Repayment of capital and interest will be dependent on the success of the Issuer’s business model.

Need for diversification

Diversification by spreading your money across different types of investments should reduce your overall risk. Investors should only invest a proportion of their available investment funds.

Past performance 

Past performance is not a reliable indicator of future performance. You should not rely on any past performance as a guarantee of future investment performance.

Capital at risk

Investments put your capital at risk, and you may get back less than you originally invested. 

By investing in property directly or indirectly, you are putting your capital at risk. Investing in property is much riskier than a savings account.

Clients are encouraged to undertake their own due diligence before committing to any investment. Individuals should carry out their own checks by inspection, appointed legal or financial professional or otherwise. You should be aware that the value of an investment can go down as well as up, and no guarantees as to future performance, income or capital growth are given expressly or by implication. Prices of individual properties or other assets may fall as well as rise and any potential investors should make themselves aware of the associated risks of individual markets, fluctuations in foreign currency exchange rates, and their own personal tax and tax relief circumstances.

 

Your Street Property Group Limited is a property development fundraiser and does not handle client funds, undertake any regulated or controlled activity and therefore is not regulated by the Financial Conduct Authority. The information contained in this website does not amount to a financial promotion for the purposes of section 21 FSMA.

 

Fees: Investors funds are not subject to any fees or charges. All monies are wholly invested with the property developer. Your Street is paid a fee by the developer. This amount will not impact the expected interest payments to be paid to the investor as outlined in the relevant documentation. In the event of a loan default or if the developer becomes insolvent, you may lose some or all of your investment, including interest payments.
