Our Fixed Return investments come in the form of Property Development Finance - which is a type of investment that helps to fund the construction, conversion or heavy refurbishment of buildings. It's a broad category that covers the residential, commercial, and mixed-use property market.

By using Your Street, investors are able to lend their funds to housebuilding projects across the UK, and in return, the housebuilder you invest with will pay you a fixed rate of interest over a fixed period of time, plus return your initial capital back to you when the development is complete, and occasionally offer you a share of the development profits.


Typically a developer will commit a portion of their own funds to a project but will gain the majority of the required funding from a major lender, such as a bank. To raise the rest of the funds needed, developers will look towards the private investment market - this is where Your Street and our investors can be of assistance as it is usually a more cost-effective method for the developer, as opposed to using more bank funding.

Development Finance benefits

Development Finance offers significant growth and income opportunities. A diversified investment portfolio can provide reliable yields with less volatility than equities, and with higher interest than savings accounts, which makes it a great hedge against inflation.

Types of Fixed Return investments

Fixed returns come in different forms and the terms can sometimes be confusing. Here's just a few examples:

  • Development Finance is issued to property development companies to assist with the completion of their development(s). Typically the company will gain the majority of finance required from a bank/major lender and then seek to raise the rest of the development finance from the private investment market. This is where Your Street and our investors can be of assistance. The property market does carry risk so it is important to invest into developers with a long-standing track record.

  • Government Bonds such as those issued by the UK Government (also called ‘gilts’) are used to finance public spending. Since 2008, these types of bonds haven’t performed very well sometimes even producing negative returns.

  • Saving Accounts issued by traditional banks are used to finance bank lending, often against property. These are generally extremely low returns but offer the greatest protection.

  • Mini-bonds are unlisted products and can’t be traded on an exchange, consequently, are considered to be higher risk. They are seen as an alternative to corporate and government bonds but don’t have the same flexibility as other bond types.

Listed investments

At Your Street, some of our investments are occasionally listed on stock exchanges. This means your investment can be traded in return for liquidity if a buyer is matched.

Fixed Rate

You will find that our investments have a fixed rate, which means the interest you earn is the same for the full cycle of your investment. Your total return is also fixed, hence the term 'fixed return'. These type of investments allow investors peace of mind knowing the returns are predictable, which can help you can plan your financial goals accordingly. 


When investing, it’s always important to check what your investment is secured against. Our available investments have security normally taken against land, the existing property, assets or company shares for each project and occasionally there may be a company guarantee in place. 

Withdrawing your funds

With some of our investments, you can withdraw as soon as you hit an Early Redemption Period, which varies depending on the details of the investments you’ve entered into. Early withdrawal is dependent on each individual developer and some may not offer this option. If you’re unsure of how to withdraw in your Early Redemption Period, contact our customer services team who’ll be able to advise you on the steps you need to take for withdrawal.
